Pets in Real Estate Photos. Yay or Nay?
Pets in real estate photos are becoming a hot new trend. For the longest time, including a pet in a listing photo was a big no-no. But now, some savvy agents are using furry friends to add warmth and charm, especially appealing to pet owners.
A one-bedroom co-op in New York has ten-foot ceilings and a black poodle sitting proudly in the living room.
The broker for that apartment, Suzanne Weinstein of Coldwell Banker Warburg, said that Xander was the owner’s poodle and he just happened to pose at the right moment when they were shooting the place for the listing.
“Once the proofs came back, the one with Xander was my favorite, so I placed it first in the lineup,” she says.
Weinstein estimates that half of her interested buyers have asked whether they’ll get to meet the poodle from the picture.
In big cities where outdoor space is limited, a photo of a pup in the backyard perfectly highlights the pet-friendly outdoor space.
Lexis Cathexis, a champion-bred standard poodle, seen sitting on the mossy brick of the backyard garden, has become the star of the listing.
"She loves that yard, and a lot of people who want a yard have a dog,” says broker with High Domain and owner (of the building and Lexis Cathexis,) Roberta Russell. “I thought it would be winning.”

Despite its initial listing price of $2.5 million and structural concerns regarding the piers, we meticulously navigated the challenges, sourcing an expert engineer specializing in pier issues. Through rigorous negotiation, we successfully secured the property for an outstanding $1.8 million, saving our clients a substantial $700,000.
From the Buyer:
"Marcia's strengths are being a master negotiator and a polite but insistent project manager. We purchased our house for about 30% under the original asking price! Not typical in the crazy northern California market.
Marcia developed a strategy for this particular home that was perfect. The house had fallen out of contract and we used the winter lull to come in with a very aggressive offer, which gave us some room to move up. But in addition, Marcia was able to deliver our offer in a way that wasn't insulting to the sellers, no small task.
Our transaction was also a long and difficult closing due to unusual insurance and financing requirements. It required a lot of my time and effort to make it happen. Marcia was very useful in helping along the way, removing roadblocks as we encountered them. She managed to keep me on task with gentle but poignant reminders. I'm not someone who likes to be told what to do, but she threaded the needle perfectly.

Pets in Real Estate Photos. Yay or Nay?
Pets in real estate photos are becoming a hot new trend. For the longest time, including a pet in a listing photo was a big no-no. But now, some savvy agents are using furry friends to add warmth and charm, especially appealing to pet owners.
A one-bedroom co-op in New York has ten-foot ceilings and a black poodle sitting proudly in the living room.
The broker for that apartment, Suzanne Weinstein of Coldwell Banker Warburg, said that Xander was the owner’s poodle and he just happened to pose at the right moment when they were shooting the place for the listing.
“Once the proofs came back, the one with Xander was my favorite, so I placed it first in the lineup,” she says.
Weinstein estimates that half of her interested buyers have asked whether they’ll get to meet the poodle from the picture.
In big cities where outdoor space is limited, a photo of a pup in the backyard perfectly highlights the pet-friendly outdoor space.
Lexis Cathexis, a champion-bred standard poodle, seen sitting on the mossy brick of the backyard garden, has become the star of the listing.
"She loves that yard, and a lot of people who want a yard have a dog,” says broker with High Domain and owner (of the building and Lexis Cathexis,) Roberta Russell. “I thought it would be winning.”
